Many of us will encounter building deterioration at some point in our practice. It may be a new building project that stalls midway through construction, an existing building sitting vacant while a project goes through an extended approval process, or an historic building with years of deferred maintenance to address to successfully rehabilitate it. There are many different causes and mechanisms of building deterioration, and the more advanced the condition, the greater the costs of remediation and the challenges for project feasibility. In this second program in the Historic Resources Committee’s Context, Concern, and Solution series, we will examine the common ways in which buildings deteriorate and how to recognize the causes; explore avenues for repair and restoration; and discuss best practices for minimizing building deterioration.
